What a caretaker actually does

1 min read
A living room laid out for arrival, curtains open to the balcony.

A caretaker is the difference between a home that photographs well and a home that holds up over forty stays a year. Here is the work, in order.

Owners ask what the fee covers, and the honest answer is that most of it is one person doing unglamorous things on a schedule. This is that schedule.

Before the guest arrives

The caretaker walks the flat with the last stay in mind. Linen goes out. The kitchen is reset to a known state, and anything the last guest reported is either fixed or written down with a date against it.

  • Linen and towels counted out, not estimated
  • Kitchen reset: gas, water, the basics restocked
  • Every reported fault either closed or dated

During the stay

A guest with a question at nine at night is a review being written in real time. The caretaker answers on WhatsApp, and can be at the door the same evening for anything a message cannot solve.

After checkout

The flat is photographed on the day, not from the listing shoot. If something is missing or damaged, the deposit conversation happens while the evidence is a few hours old rather than a few weeks.
